Sustainable Drainage Systems (SuDS)
An assessment and consideration of sustainable drainiage systems (SuDS) is a common condition for developments. SuDS are surface water management systems that are incorporated into developments. They aim to effectively manage drainage as well as mitigate against new flood risk. Often, natural processes are mimicked to integate urban drainage systems into natural drainage systems as effectively as possible.
BREEAM
The Building Research Establishment Environmental Assessment Methodology (BREEAM) is a sustainability assessment of new build and refurbishment projects within the built environment. Two assessment/certification stages are carried out (a design stage assessment which results in an interim certificate, and a post-construction assessment resulting in a final certificate being issued and a rating awarded to ensure the condition is satisfied).
Water Efficiency Calculations
Any new build or conversion dwelling must have a water efficiency calculation completed. The regulations allow for a maximum of 110 or 125 litres of potable water per person per day, depending on your location. Some local authorities will set lower targets, especially in London and the South. Such a report will detail the internal consumption of potable water demonstrating reduced water consumption through the use of water efficient fittings, appliances and recycling systems.

SAP (Standard Assessment Procedure)
A SAP assessment involves using a calculation method to predict the energy performance of any residential property. The method will assess the level of energy based on the expected occupancy, ensuring a comfortable way of living. It is a two stage assessment. Stage one is a design stage where a preliminary SAP assessment is calculated and stage two is only relevant if the property is short of compliance.
Beam Calculations & Techinical Drawings
Beam calculations and the technical drawings are one of the most important components of planning for building projects. A technical drawing uses the beam calculations to provide both an overview and in-depth detail about a build’s structure, its dimensions, how it will fit its surroundings, proposed materials, and the mechanics of construction. These drawings will then be sent to building control for approval.

A Party Wall Surveyor is called upon to aid in the preparation and administration of a Party Wall Award or Agreement, under the Party Wall Act of 1996. The nature of each project is assessed individually determining the Party Wall and its position in relation to both individual properties.
